Remote storEDGE and SiteLink administrator for self-storage facilities

Your storEDGE or SiteLink past-dues, worked every business day.

Neon Link gives self-storage operators who run storEDGE or SiteLink one dedicated, full-time facility administrator who processes move-in paperwork for online rentals and reservations, works your past-due list every business day, prepares lien notices on the timeline you set and keeps every unit's lien file complete. They work remotely from the Philippines on your US business hours, inside your management software, while overlocks, cleanouts and auctions stay with your on-site team and the lien timeline comes from you or your attorney. It costs $2,295 a month, month to month, with no setup fee.

What your Linker handles

  • Process move-in paperwork for online rentals and reservations: confirm the e-signed lease, set up the tenant and unit in storEDGE or SiteLink, and send the welcome details you have approved
  • Work the past-due list every business day by phone, email and text, using your script, log every promise to pay, and bring any request for a fee waiver or payment plan to you
  • Flag accounts that are close to lien, prepare lien notices on the timeline you set for your state, send them through your management software or mailing service, and track each one by date and delivery method
  • Keep each unit's lien file complete: notices, mailing records, contact attempts and the ledger, so a unit that reaches sale has every record behind it
  • Clean up tenant ledgers in storEDGE or SiteLink: find misapplied payments, duplicate fees and unapplied credits, and fix them only with your approval
  • Return web leads, voicemails and rental inquiries during their shift so a reservation does not wait until tomorrow
  • Post payments and keep tenant contact details and lease paperwork current
  • Send you a short weekly summary of occupancy, past-due balances, lien status, and move-ins against move-outs
  • Write and keep checklists for move-ins, the past-due cycle and your lien timeline, so the work can be handed off or improved
Your software

We screen for storEDGE or SiteLink, whichever you run, plus texting and shared inbox tools for tenant follow-up. storEDGE and SiteLink experience is a plus we look for rather than a requirement of the role, so not every administrator has used them. If a finalist has not used yours, you'll know before they start.

How the work is measured

What your Linker is measured on. The targets are set with you in the first week, from your volumes and your hours, and written into your statement of work.

  • The past-due list worked on the schedule you set, with every contact attempt and promise to pay logged
  • Every lien notice sent on the date your timeline sets, with a record of how and when it went out in the unit file
  • Web leads and voicemails returned on the response time you set during the shift
  • A weekly summary you can read in two minutes without asking follow-up questions

Who we put on it

  • Signs a confidentiality agreement and passes a background check
  • Works your US business hours from a quiet, private workspace
  • Wired internet with a backup connection and a plan for power outages
  • Clear written and spoken English your customers and partners can follow

How it starts

  1. Step 1Tell us the work: a 15 or 30 minute call with Dan, or the sixty second scope on the homepage.
  2. Step 2Get a written quote at the published rate, held for 30 days.
  3. Step 3We recruit and screen for your work and your software, and you interview the finalist before they start.
  4. Step 4Your Linker works your queue on your hours. A Neon Link manager runs the account and answers when you need them.
  5. Step 5If the fit is wrong in the first 60 days, we swap them at no cost.

A good fit, and not a fit

  • Single facilities and small portfolios on storEDGE or SiteLink where the manager is buried in paperwork between walk-ins
  • Operators with a past-due list that grows because nobody has time to work it every day
  • Owners who want one person who knows every unit's lien file, not a rotating pool
Not a fit
  • On-site work: showing units, overlocking, cleanouts or running the auction
  • Legal advice on lien law. Your administrator follows the timeline you or your attorney set
  • A 24/7 answering line. Your administrator is one person on your hours

Questions owners ask

How much does it cost to outsource storEDGE or SiteLink back office work?

$2,295 a month for one dedicated, full-time person (40 hours a week), month to month, or $2,195 a month on the 6-month plan. There is no setup fee, and pay, equipment and management are inside that one number. For comparison, a US office clerk costs about $5,200 a month fully loaded, using the BLS median wage plus employer costs.

Can a remote administrator work our past-dues and liens in storEDGE or SiteLink?

Yes. They work the past-due list every business day by phone, email and text using your script, log every promise to pay, and prepare lien notices on the timeline you set, sent through your management software or mailing service and tracked by date and delivery method. The timeline itself comes from you or your attorney, because lien law is set state by state.

Will they already know storEDGE or SiteLink?

We screen for it, but it is a plus rather than a requirement of the role, so not every administrator has used it. What the role does require is back office experience with a US business, such as self-storage, property management or collections, and being quick to learn a new management system. If a finalist has not used yours, you'll know before they start.

Can they run our facility remotely?

They run the back office remotely, not the property. Move-in paperwork for online rentals and reservations, past-dues, lien notices, ledgers and web leads happen inside your management software from their desk, while showing units, overlocks, cleanouts and auctions stay with your on-site team. They are one person on your business hours who returns voicemails, web leads and rental inquiries during the shift, not a live answering line.

How is this different from hiring a virtual assistant?

You get one dedicated person who works only for your storage business, on your hours, inside your software, and a Neon Link manager runs the account: pay, equipment, replacement if it comes to that, and a phone that gets answered. You never run offshore payroll or manage a freelancer alone. It is not a shared pool, a ticket queue or a 24/7 answering line.

How fast can someone start?

We start recruiting when you say go. You interview the finalist before anyone starts, and the start date is set with you once you pick the person. We would rather take the time to find the right fit than hand you whoever is free.

What if the person is not the right fit?

If the fit is wrong in the first 60 days, we swap them at no cost. After that, if they leave, we recruit the replacement at no charge and manage the handover. Training on your process runs at the normal monthly rate.

Do we have to sign a long contract?

No. Month to month is available on every plan. The 6-month plan trades a longer commitment for a lower monthly rate. A written quote at the published rate is held for 30 days.
